What is an extension?
An extension is an expansion of the home that results in the home being extended to provide more space. Extensions provide extra floor space on one or more floors. You can build many different types of extensions, depending on your needs. Here are some common examples:
Storage room

What does it cost to build an extension?
The price of an extension varies depending on size, choice of materials, construction and how complicated the building process is.
Prices for extensions usually range from around NOK 20,000 to 50,000 per square meter. On average, the price per square meter for extensions is around NOK 35,000. For example, building a bathroom is more expensive than building a bedroom. An extension of 20 square meters will usually cost in location between NOK 400,000 and NOK 1,000,000.

Are extensions subject to application?
In recent years, there have been several changes to the building regulations that have simplified the process of getting an extension approved on your own property. In 2015, the rules were adjusted to make it easier to erect smaller structures without having to go through an extensive application process. Among other things, it became possible to build terraces, tool sheds and greenhouses of a certain size without a building application.
On May 1, 2021, another simplification of the rules came into force. It is now possible to build extensions of up to 15 m² intended for permanent residence without the need for an application. This opened up the possibility of expanding the home with an extra room without having to fill out a lot of paperwork.
Although national building regulations have become more flexible, it’s important to check whether special rules apply in your area. This is because the application rules for extensions do not override any restrictions in the zoning plan for your property. There may be specific limits for height, roof angle and distance to the neighboring boundary that override the general rules.
If you live in the beach zone, there are also restrictions on what you can build as an extension. Here, the building regulations are particularly strict to prevent the degradation of attractive areas along the sea.
Before you start building an extension, you should therefore always check with your local authority’s planning and building department what applies to your property. That way you can avoid doing something that is not allowed.

How close to the neighbor can you build an extension?
According to the Planning and Building Act, as a general rule, you cannot build closer than 4 meters to your neighbors. This also applies to smaller buildings and extensions that do not require an application. If you want to build closer than 4 meters to the boundary, you must apply to your neighbors for consent.
The distance is measured from the outer edge of the extension. In towns and city centers, local regulations may allow construction closer to the neighboring boundary than 4 meters. Always check with the planning and building department in your municipality to find out what applies.

Can you design an extension yourself?
You can try drawing an extension yourself first to visualize it, but professional architectural drawings are a great advantage when building an extension. An architect can ensure that the drawings work well and meet the required standards. They can also take care of the dialog with the municipality in the building application process.
Most classes of measures still require professional architectural drawings in order to obtain a building permit.
What does it cost to have an extension design?
The price of architectural drawings for extensions depends on the size and complexity of the project.
For smaller, simple extensions such as sheds and garages, the price starts at around NOK 5,000. For larger and more complicated extensions with several rooms, the price will be between NOK 15,000 – 60,000 for a complete set of working drawings and application documents.
Hourly rates between NOK 1,000-1,800 are common.

What is the difference between an extension and an addition?
Many people confuse the terms extension and build-on, but there is an important difference between the two. An extension is when you expand your house by building a new section at ground level next to the existing house. You then have to dig out space for a new foundation wall and pour this together with the old foundation wall.
An extension, on the other hand, is when you build on top of the existing house and extend it in height. In this case, you don’t need to create a new foundation as the new building rests on the walls of the floor below. On the other hand, you often need to reinforce walls, floor partitions and roofs so that the house can withstand the weight of an extra floor.
Additions can be smart if your plot is already fully utilized, and you don’t have room to build in width. However, they tend to be a little more expensive than extensions, especially if the house needs a lot of reinforcement. When building an extension, the amount of groundwork needed will be an important price driver.
